RESERVATIONS

Please note the following reservations policies.

  1. Lazy Oaks Resort will charge a 2-night deposit for reservation. Please ignore the webpage that states we will charge for 1 night room and tax.
  2. Please verify the proximity of your accommodation on the interactive map. It is a small property but we want you to be aware of the location of your cabin in regards to the property.
  3. There is a 30 day cancellation policy for all non-holiday reservations and a 60 day cancellation policy for holiday reservations for all cabins. (Holidays include, Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas and New Years.) There is a $25 fee for all cancellations. If you cancel more than 30/60 days prior to your arrival date, we will refund your deposit minus the $25 fee. If you need to cancel less than 30/60 days prior to your arrival date, we will need to re-rent the cabin for your FULL stay in order to refund your deposit less the $25 fee. If more than one booking is necessary to cover your cancelled reservation, there will be a cleaning fee of $50 deducted from your deposit, too. You will forfeit your two-night deposit if we are unable to re-rent any of the nights. There are no exceptions to this policy. NOTE: If you are booking within 30 days your deposit is non-refundable unless we re-rent for the entire dates of your stay.
  4. Your deposit is applied to the LAST 2 nights of your reservation. In the event you need to leave early or can not stay the minimum number of nights, we will retain your deposit.
  5. If your reservation meets our discount policy, your new rate will be confirmed when you receive your confirmation letter from the property.
  6. Please note that we count all children age 2 and over as guests and they should be included in your headcount when making your reservation.

If "No Rooms Available" comes up after you search for your preferred dates, these are the possible reasons:

  1. We are sold out and have no availability
  2. You do not meet the minimum number of nights in order to book (Please see our nightly minimum policies)
  3. You are trying to book for the following year and we have not released our inventory
  4. You are trying to arrive on a day which we do not allow arrivals (New Years Day, Thanksgiving or Christmas). Our Availability is real time, so what comes up is exactly what we have available.

PET POLICY

“There is a $30 (plus tax) fee per pet per visit”. It is a one time fee, not per night.

Lazy Oaks welcomes your whole family to our resort. This includes the furry members of your family as well. As with any business, we do have some guidelines, which we ask that our resort guests follow regarding their pets. These guidelines are meant to provide all our guests a safe and pleasant experience at our resort.

  1. WHEN OUTSIDE YOUR CABIN, YOUR PET MUST BE ON A LEASH AT ALL TIMES and please make sure who ever is walking the dog can control the dog. (Please do not have a 50 lb child walking a 70 lb dog.) As a pet owner, you may be held personally liable for any incident involving your pet. We all like to think our pets will always act the way they do at home, but in different surroundings and among different people, they may act in unpredictable ways.
  2. Please clean up after your pet. Please remember to carry a receptacle with you to clean up after your pet. We wish to provide our guests a clean environment in which to walk, fish and play. Please keep your pets off the main grass area.
  3. Please clean up after your pet in your cabin. Vacuums are available upon request. Many animals shed, and we realize that this is a normal function of many breeds. We ask that you please clean up any excessive hair left by your pet, as our cleaning personnel spend countless hours on this alone. If your pet leaves excessive hair in your cabin, we will charge a cleaning fee of $25.00 to recoup the cost of our additional labor. If your pet causes damage to your cabin we will provide you with an additional invoice to cover such damage.
  4. We would appreciate your keeping pets off the beds and furniture. Please ask for an old sheet or blanket for pets to lie on if they are used to being on your furniture at home.
  5. An additional Pet Cleaning Fee of $40 will be applied if the cabin has: 1) Excess amounts of hair, or mess left by your pet. 2) Pet accidents/smells left uncleaned or 3) Damage to a cabin caused by pets.
  6. Please have a great time at our resort. These guidelines are by no means meant to upset our guests. We love providing a wonderful FAMILY experience for everyone.

POLICIES

Check-in time: 2:00 p.m. If you will be arriving after 5pm, please advise us so we may give you instructions about where to pick up your keys. We will arrange to have you stop by the office the following day to sign your paperwork, etc.

Check-out time: 10:00 a.m. We appreciate our guests adhering to these times.

Boat Rentals: Boats are available from approximately April 1 through October 31 – weather permitting. For the safety of our guests, we reserve the right to determine when the boats are put in and taken out each year – and to deny use of the boats on days when weather conditions make it dangerous to be out on the lake. Please stop by the office to rent a boat.

Amenities: In addition to boating and fishing, we have a horseshoe pit, fire pits for campfires and roasting marshmallows (provided there is not a “red flag” warning in effect)

Accommodations: All our cabins have kitchens and wood-burning fireplaces. We have arranged for a vendor to sell bags of wood in the office for your convenience our wood may be purchased locally from Circle K, Walmart or Safeway or you may bring your own. We ask that no pine be burned in the cabins.

Grills: Charcoal fires are allowed in the grills unless we are under a red flag warning. If there is a weather advisory, please check with the office to make sure you can use charcoal. During “red flag” days, gas grills may be used, but you must attend the fire at all times. These grills are to be shared by all cabins so we ask you to leave them in the common area and not bring them to your cabin.

Fishing: Rainbow Lake is stocked with rainbow trout by Arizona Game & Fish. There are also bass and catfish, blue gill and northern pike in the lake. For license requirements please go to www.azgfd.com/Fishing/Regulations.

Our Community: We are located in Pinetop-Lakeside, approximately 3 ½ hours northeast of Phoenix and 4 hours northeast of Tucson. Our town has lots of hiking areas, horseback riding, parks, antiquing, a fun park with miniature golf and go-carts, a bowling alley, lots of restaurants, and several grocery stores if you plan to cook your meals in your cabins. Skiing is available at Sunrise Park Ski Resort each winter and we are located approximately 35 minutes west of the resort.
